The living room features large glass windows that let in plenty of natural light, and a flat-screen TV for your entertainment. The bedroom is equally as impressive, with a brand-new king-sized bed and high-quality linens that ensure a restful night's sleep. It is equipped with en-suite bathroom for your comfort and convenience. One of the highlights of this penthouse is the private rooftop HEATED jacuzzi, which offers stunning views of the surrounding area. You can relax on the comfortable lounge chairs while enjoying the sun and the refreshing water. The rooftop also a dining area, making it the perfect spot for al fresco dining. ------------------------------------------------------------------------- NEED TO KNOW Electricity is included in short-term stays (<28 nights) but not included for long-term rentals of 28 nights or more. In this case, you pay for what you consume based on a $6 MXN (pesos) fee per KW. Should your stay be 28 nights or more, we will collect a security deposit before check-in. Please note that there is still some construction ongoing in the development. The construction is located in an isolated area at the very far end of the development to ensure that guests are not being disturbed. In general Tulum is a high growth area with a big deal of real estate investment. Ask us if you are thinking to invest here and we can provide you with recommendations. Notes about the jacuzzi: - the max temperature is 113°F / 45°C - the jacuzzi will heat up automatically twice per day, once in the afternoon and once in the evening - we are unable to change the hours due to noise restrictions in the building - please do not take glass with you into the jacuzzi In order to clarify the terms of the reservation we would like to invite all our guests to read our house rules before booking. Home rules

HOUSE RULES • Check-in with our hosts is anytime from 4pm onwards. We will send you detailed checkin instructions. • Check-out is by 11 AM. • Late Check-out fee from 11 am until 1p.m: $40 extra. • Late Check-out fee after 1p.m: As an offsetting measure, the day’s base rate will be charged without discounts. • Travelers must be at least 21 years of age or older to book. • No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis, or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty. • No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. • No more guests than those listed in your reservation are allowed. • Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay. • Renters may be required to provide a government ID on the day of checking in or during your stay. • Please avoid moving furniture. • Pets are welcome in our home for an additional fee of $10 per night. • If you need a cleaning service during your stay, it has an extra cost – Please let us know in advance. This service does not include changing the bed linens or towels. If you would like to add this service, additional fees will apply. • Pool and common area regulations and opening hours have to be respected. The use of musical devices in common areas is prohibited. No glasses, or bottles are allowed in the pool. • We ask that you please adhere to the rules of the condo complex during your stay. You’ll be required to acknowledge and sign upon arrival. • Guests will be requested to sign a Rental Agreement upon booking confirmation. • Security Deposit: A security deposit may be required prior to arrival or at check-in subject to the length of stay 28 nights or more. • Noise: Tulum is a high-growth area with a great deal of real estate development and you may hear construction noise during daytime hours, Monday through Saturday. • Electricity is included in short-term stays (<28 nights) but not included for long-term rentals of 28 nights or more. In this case, you pay for what you consume based on a $6 MXN (pesos) fee per KW. Should your stay be 28 nights or more, we will collect a security deposit before check-in. • Sustainability: Please help us save energy by using the AC wisely and keeping the temperature at 25°C and turning off the AC and lights when you leave the property.
